If you will not be living with us for an extended period of time, you may find another individual to replace yourself on the lease agreement. We offer two ways of doing this, an assignment or sublease. An assignment is a transfer by you (assignor) of all your rights and obligations under the lease to another tenant or individual (assignee). A sublease is a transfer of part of the rights and obligations by you (sublessor) to the property to another tenant or individual (sublessee).

Sublease

  • No additional fee
  • You continue to pay rent to us and collect payment from sublessee
  • Your security deposit is held until lease ends
  • All roommates must agree with new tenant
  • You and new tenant are equally responsible for damages and rent
  • No damage inspection when new tenant takes possession
  • Your room is not cleaned, painted, or altered by our staff
  • You give your key to new tenant
  • New tenant application must be approved
  • Any balance in Resident Portal must be paid before new tenant moves in

Assignment

  • Additional fee of $250
  • You are released from lease obligations
  • Your deposit is refunded (minus damages) within 30 days of move out
  • Sublessee pays rent directly to us
  • Bedroom carpets will be cleaned and wall paint touched up
  • Private bathrooms will be cleaned, shared will not
  • Sublessee is required to pay $200 reconditioning fee (Security deposits ended August 1, 2017)
  • You must move out completely 3 business days prior to sublessee move in
  • All roommates must agree with new tenant
  • New tenant application must be approved
  • Any balance in Resident Portal must be paid before new tenant moves in
